APPLICANTS CERTIFICATION AND AUTHORIZATION
The undersigned certify the following;
I/We have completed a rental application to rent a residential property from DRW SERVICES GROUP, INC. (Manager) or PROPERTY OWNER or OWNER’S REPRESENTATIVE (Owner). Said rental application to rent contains various information, the amount and source of the bank deposits, employment, income information, assets and liabilities. I/we certify that all of the information is true and complete and that I/we have made no misrepresentations in the application or documents thereof, nor have I/we omitted any pertinent information.
I/We understand and agree that the Manager and/or the Owner or Owner’s representative of the subject rental property hereby reserves the right to change the rental review process to full documentation if additional information is required. This may include verifying the information provided on the application with the employer and/or financial institution.
I/We fully understand that it is a punishable crime to knowingly make any false statements when applying for such application and/or credit information.
AUTHORIZATION TO RELEASE INFORMATION
Application Evaluation Criteria
* All applicants must meet the following minimum standards *
1) All questions on the application must be answered truthfully and to the best of your knowledge.
2) All applicants over age 18 must complete a separate application.
3) All applicants must provide a copy of the applicant’s social security card and/or any government-issued photo ID.
4) Application fees must be submitted by all applicants. $30: - $20.00 for credit check & $10.00 processing fee.
5) Number of people allowed to occupy are: Studio-2; 1BR-2; 2BR-4; 3BR-6; 4BR-8
6) Deposit and first month’s rent must be in the form of a Cashiers Check or Money Order.
7) No applicant can have been convicted of crimes involving the manufacture or use of controlled substances, or convicted of a felony involving firearms or physical abuse.
8) Verified income must be at least three times the amount of the monthly rent and no more than 20% negative credit items.
9) Applicants may not have been evicted for cause within the last 3 years.
10) Applicants who have filed for bankruptcy must have proof of discharge and have re-established positive credit.
Applicant hereby certifies that the information is true and correct, and hereby authorizes landlord/agent to make any inquiries deemed necessary to evaluate the application for tenancy and credit standing. Applicant understands and accepts that any information provided that is incomplete, inaccurate, or falsified shall be grounds for denial of the application or subsequent termination of tenancy upon determination of such material misrepresentation.

To Whom It May Concern:
I/We have applied to rent a residential rental property on an application provided by the Manager. In the processing of this application or as part of any future clearance or quality control program, Manager and Owner (“Management”), may verify any information contained in my/our rental application(s) and/or any documents related thereto or as required in connection with said application, before or after, the residential unit is rented to the applicant hereof.
I/We hereby authorize you to provide any and all information or documentation that any clearing entity or credit agency may request. Such information includes, but is not limited to, residential and employment history, income, social security numbers, birth dates, banks, money market accounts or similar account balances, credit or payment history, copies of income tax returns, or W2 forms and/or pay check stubs if applicable.
Manager or Owner may address this authorization to any party named in the rental application and to any and all clearing entity, credit agency or such similar entities. I authorize the Landlord to provide my/our credit reports and/or future payment history experience to include: Coastal Credit, Credit Link, Equifax, Experian, Transunion, ChoicePoint or the like, and/or any company permitted to obtain such information.
A copy of this authorization may be accepted as an original. Your prompt reply is appreciated.
